The property itself is built on three levels, which flow gracefully and easily into each other. Surrounded by tropical gardens and offering a wealth of stupendous ocean views – which can take in sunsets as well as sunrises – each bedroom is equipped with an outdoor terrace, access to the pool deck or a private patio area – offering a moment of privacy when required without the need to sacrifice the ever present phenomenal views on offer!

The open plan kitchen, dining and lounge area is fan cooled for those who need a break from the direct sun, or alternatively the patio doors can be opened wide allowing easy passage from the pool deck to the indoors, and the sumptuous fresh breezes to flow inside! The lounge area has comfortable seating and a TV with satellite hook-up and music docking abilities … but the real gem for those wishing to indulge in a movie or catch up on some TV is to be found in the allocated AV room. CONCIERGE SERVICES

An English speaking villa manager will be on hand throughout your stay. Part of the duties the manager will offer is to cover a comprehensive concierge service, for guests who require assistance with car hire, chef services, massage, laundry, excursions and activities, tour bookings, and general advice on what to do and see in Samui. The English speaking Manager will be very happy to help throughout your stay in any way they can to make your holiday the best it can be!

LOCATION

This property is located on the popular North-East coast of Koh Samui, on the hillside in Choeng Mon. Only a 10 minute drive will take you into the centre of Chaweng – the largest town on the island and within a 5 minute drive you can be strolling along beautiful Choeng Mon beach.

In Choeng Mon town you will find many options for dining & shopping, and the nearby Chaweng has a vast array of nightlife, dining and shopping options.  The location of this property is also easily accessible to many of Samui’s top attractions; football golf, beautiful beaches, ATV adventures, water parks, safari tours, water sports, stunning temples including Big Buddha, boat tours and much more are all on offer close by!

Fishermans Village, in Bophut (approximately a 15 min drive) is a beautiful, quaint beachfront township offering a fabulous mix of trendy and traditional. As well as the array of dining, bars and shopping the village offers daily, twice a week they host their “Walking Street Markets” which always creates a lively buzz of action in the town – some of the main streets are closed to traffic for this event and instead the streets are lined with market vendors offering a fabulous range of food, drink, clothes and souvenir shopping.

This property is a 5 minute drive from Samui International Airport and for golf lovers, Santiburi Golf Course is only a 15 minute drive away.

TERMS

• Daily housekeeping service
• Dedicated villa maid. An English speaking Villa Manager is available during your stay. Access to other staff within the Estate on request and relies on availability (chef, spa therapists, babysitters, etc)
• Daily cold continental breakfast included in the price. A hot breakfast can be provided at an additional charge of $5 per person, per breakfast. 
• Linens/towels/pool towels are changed every 3 days
• Airport transfers are complimentary (one round-trip per booking)
• Unlimited WiFi available throughout the property
• 1 Baby cot and 1 high chair are provided free of charge. More may be available on request, and may be at an additional charge.
• A USD 500 security deposit is required at check-in. The deposit must be paid in USD cash, Credit Card deposits are not accepted. This is fully refundable if there is no damage to the villa or its contents. All damages must be paid for, even if exceeding the amount of the security deposit paid.
• Rates shown are for up to 10 guests (including children but excluding one infant under 2 years). Additional guests may be accommodated on 2 foldaway beds, and are charged at USD 65 per person per night. Maximum occupancy is 12 guests plus 1 infant under 2 years old, unless approved otherwise.  
• Please note that due to the location within an Estate, Management prohibits excessively loud music / noise or any other anti-social behaviour
• Kids from 0-2 sleep free with parents or with baby cot. Kids 3 years or above must be allocated with an extra bed.
• Check-out time is 11:00, Check-in time is 15:00. Early arrival and late departure may be accommodated depending upon availability of the property at the time of arrival and/or departure.
• Only Clients stipulated on the booking form may reside at the property as guests.
• A communal tennis court, a 5-10 minute walk from the property, is available for complimentary use
• Events are possible, at an additional charge. Events must be discussed and approved by Management prior to booking
• No fireworks or lanterns permitted within the grounds of the Estate.
• Strictly no smoking in any indoor areas of the property.
• Pets may be granted access to the property, dependable on type and size of pet. Any pets MUST be given pre-approval by the management prior to arrival.

RENTAL RATES EXCLUDE

• Private chef services are charged at 1650 THB plus 10% service charge per meal, plus the price of the groceries required for the meal (groceries are charged at net price plus either 600THB or 15% service charge, whichever of the two amounts is greater)
• The staff will be happy to pre-purchase food and beverage items in advance of your stay or during your stay. Items purchased are charged at net cost + 15% service charge – minimum service charge is 600THB
• 5 Star Western Chef services are also available (please ask us for rates)
• Babysitting, laundry, massage/spa services (available on request)
• BBQ hire, charged at 150thb per use. Guests supply own charcoal.
