The property is laid out over two levels and has a private swimming pool. The lower level houses one Kingsize bedroom, a bathroom and an open plan lounge & dining room with a fully equipped kitchen. The patio doors in the open plan area open wide to provide access to the covered al fresco dining terrace, which leads to the pool. From the pool a few steps lead up to a sun deck with loungers – a superb spot for topping up your tan while keeping an eye on those in the pool, or enjoying a sun-downer!
On the upper floor you will find 3 more bedrooms ; 1 Kingsize ensuite Master bedroom with a private balcony, 1 further Kingsize bedroom and one Twin bedroom. There is another bathroom on this level, which can be shared by the King and Twin bedrooms. On the landing upstairs there is a second smaller lounge area. Both lounges feature comfortable seating and flat-screen TV’s with an internet and cable connection – offering a huge range of channels.

This property is located at the foot of the tropical mountains of Chaweng Noi on the North-East of Koh Samui. Nestled perfectly just off the main ring road which runs around the entire island, on the outskirts of Chaweng and only a 10 minute drive to Lamai (Lamai and Chaweng are the two largest towns on the island). This is a location which can offer everything you could want close at hand!
Both Chaweng and Lamai offer an abundance of dining, nightlife, shopping and entertainment options and in Chaweng you will also find a huge array of activities including bungee jumping, go-carting and a sky-dive simulator ride! Less than a 5 minute drive will take you into the heart of Chaweng.
The beautiful Chaweng Beach – favoured by many as the best beach on the island- can be reached in around a 15 minute walk and one of the most beautiful beaches on the island – Silver Beach (also sometimes called Crystal Bay or Thong Takhian beach) is only a 10 minute drive away.
Some of the islands most renowned restaurants are easily accessible from the villa; The Cliff, Dr. Frogs and Vikasa and for a perfect day out at the beach a visit to “The Beach”, Beach club is a superb option! All of these are less than a 10 minute drive from the property.
Fishermans Village is a 10 – 15 minute drive from the property. One of the most popular areas on the island, Fishermans Village offers a fabulous mix of trendy & traditional. Twice a week they host the largest “Walking Street” markets on the island.

- Electricity is not included – charged at 7 THB per unit used. This must be paid fully in cash on the day of your check-out.
- Multiple Baby cots and 2 High chairs provided free of charge on request.
- A THB 10,000/ USD 300 (or equivalent currency) security deposit must be paid at the same time as completing the payment for the booking. This is fully refundable as long as there is no damage to the villa. Please note, all damages must be paid for in full, even if the amount due is more than the security deposit paid.
- Rates shown are for up to 8 guests (including children but excluding infants under 3 years).
- Up to an additional 2 guests may be accommodated at an extra charge of USD 35 per person per night, using one extra mattress and the couch in the property.
- Maximum occupancy is 10 guests (including children but excluding infants under 3 years of age)
- Check-in time is 15:00. Check-out time is 10:00. These times can be flexible, subject to availability, at no additional charge.
- Unlimited Wi-Fi internet available complimentary throughout the property
- Strictly no smoking inside any rooms – ample outdoor space and balconies for smoking
- Please note: the kitchen sink does not have a hot water supply.
RENTAL RATES EXCLUDE
- Breakfast service available at an additional charge. Cold continental breakfast charged at 250 THB per person, a Hot cooked breakfast charged at 450 THB per person
- Private chef service available: Per meal, charged at 2500thb Service Charge for the chef plus the net price of groceries used
- We would be happy to pre-purchase food and beverage items in advance of your stay. An additional 20% Service Charge will be applied to the purchase cost (minimum charge 200 THB).
- Taxi transfer services to and from the property, can be arranged by the Villa Manager at an additional charge
- Babysitting services available at 200thb per hour, for a minimum of 3 hours. After 10pm an additional set fee of 600thb will be applied, plus 200thb per hour
- Massage/spa services (available on request)
- Laundry service – this property does not offer an in-villa laundry service, but the staff will be happy to arrange your laundry with a local business. The villa does not accept responsibility for any damages caused to laundry. Cost is 50 THB per kg, for washing, drying and ironing. Alternatively, guests may use the washing machine in the property at their own convenience

- If a customer cancels a booking prior to arrival, no deposit will be refunded.
- Once the final balance is received by Paragon Villas, the same cancellation conditions as above will apply.
- If a customer requests to modify their reservation dates, Paragon Villas will do its best to accommodate the booking amendment. However such requests cannot be guaranteed.
- If balance payments are not received 30 days or more prior to the arrival date, Paragon Villas reserves the right to cancel the booking and no refund will be given in relation to the customer’s deposit payment
- Customers acknowledge that they are bound by the specific terms and house rules of the property(s) that they have booked
- Paragon Villas is not responsible to customers for any and all claims, including any accidents related to the use of the property facilities
- It is highly recommended that all guests are covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage (and other property), natural disasters and health insurance (including local treatment, evacuation and repatriation coverage)
